LOCATION & DEMOGRAPHICS:

The market town of Burgh Le Marsh is situated just inland from the Lincolnshire coast, approximately 5 miles west of Skegness. Skegness and its surrounding area are one of England’s main seaside holiday destinations.

Burgh Le Marsh is a sought after residential area with population of around 2,340. The town forms somewhat of a gateway to the Skegness holiday area. Skegness itself has 18,900 inhabitants. One tourist attraction of Burgh Le Marsh is the unusual 5 sailed working Windmill dating from 1813, which is opposite the property.

The Lincolnshire Coast area enjoys a large holiday season influx with around 1,131,500 residential staying visitor trips per annum. (Source: Lincolnshire Tourist Model 2003). The area has 23,380 bed spaces and 20,000 residential caravans.

PROPERTY:

The property has a good frontage to the main A158 which is one of the main arterial routes into Skegness. The frontage is approximately 60 feet with an average site depth of around 140 feet.

The main building has a ground floor area of 1,980 sq ft and a first floor 1,068 sq ft approximately.

The buildings were originally used as a vehicle repair garage and petrol sales forecourt; the tanks being foam filled around 3 years ago. Most recently the main part of the property traded as a tyre & exhaust depot and is currently vacant. The individual garages to the rear boundary of the site are currently let as lock-ups.

PLANNING:

There is little planning history for the site, with the last planning consent granted in 1980 which was for an extension to the workshop area.

The full planning policy for the Town and the District can be view on the East Lindsey District Council web site:-

PROPOSAL:

Our client may be prepared to consider the freehold disposal of the site although there is a strong preference to explore the refurbishment or redevelopment of the site on a lease basis.
